Southwest Austin is about to get new class A office space! Encino Trace, located at 5707 Southwest Parkway, Austin Tx 78735 will consist of two four story buildings totaling 320,000 sf. The timing is right as the Southwest corridor currently boasts around 90% occupancy rates and is in need of more office space.
The first building is expected to be ready for occupancy with 12 months. Each floor consists of 40,000 sf of efficient space which is well suited for those companies in growth mode. Lease rates will probably start around $22 sf + $9-$10nnn.
This area in Southwest Austin is ideal for companies expanding or relocating to Austin and who wish to be within minutes of downtown Austin and the Austin-Bergstrom International Airport. There is also a lot of restaurants and retail nearby as well as highly rated school districts.
