Office space in Southwest Austin is in high demand however in limited supply these days.  However thanks to AMD selling their office buildings located at 7171 Southwest Parkway (aka Lone Star Campus) to Spear Street Capital there will soon be over 340,000 sf available for lease.  SolarWinds Inc has already secured about 230,000 sf of that space which will leave about 100,000 sf left.

Southwest Austin is one of the first places companies think of when leasing office space after considering Downtown.  Lower lease rates and free parking are major factors, however most decision makers live in Southwest Austin making it easier for commuting.  The Southwest Austin area also boasts very good school systems and beautiful hill country views.

You would think that it would be easy to just build more office space in Southwest Austin however low impervious cover ratios and the Edwards Aquifer Recharge Zone restrictions make it hard to develop.
