Austin based sofwate company, Volusion used to have an office at Westech 360, a class A office building located at 8911 Capital of Texas Highway (photo right). However in an effort to spend less money on office space and more on its employees it decided to relocate to 1835 Kramer Lane, which is a flex/industrial office suitable for both warehouse and office space users.
Just how much money are they saving?
To give you a rough idea let’s pretend you need 10,000 sf of office space.
- Westech 360 is quoting $30 sf or $25,000 per month (10,000 sf x $30 sf / 12 months). This includes electric and janitorial
- 1835 Kramer is quoting $12 sf or $10,000 per month (10,000 sf x $12 sf / 12 months). Electric and janitorial would be another $2500 to $3000 per month.
By leasing flex space they are saving at least $12,000 per month or close to 50%! The outside of the building looks semi industrial (see photo below right) however the inside of their space looks like any other office space. You would never know you were in an industrial building!
What are they using all their extra savings on?
Now that they are saving all this money they are able to spend it on recruiting and retaining great talent. Some of the amenities they have include but are not limited to gym, showers, laundry room, game room, scooters, putting green, air hockey, shuffleboard, pool table, ping pong table, movie theater, yoga classes, etc..
In addition they are able to pay their employees more in wages, promote more employees, and give employees the day off on their birthday. With close to 370 employees and growing they are setting the stage to allow for more growth and achievements.
