Please raise your hand if you’ve ever leased Austin office space before really doing your research to ensure that you are getting the best deal possible.
Well, you’re not alone. Many companies and business owners have been victimized by this because they do not have the time, knowledge or resources.
Like that one time you had forgotten that your lease was about to expire and you came into the office on Monday and the landlord had left a lease renewal amendment on your desk. You ended up having to renew your lease without being able to research what the competing office buildings were offering.
Leasing office space in Austin does not have to be a painful process. If you give yourself enough time and engage the right people and resources to help you research office space options you will be in a better position to get the best deal possible.
If Searching for Austin office space on your own
Check out loopnet, costar, or xceligent for online office space listings. The data isn’t always accurate however you will be able to get a general idea of what lease rates are being quoted for office space. You will probably have to call each landlord to verify that the office space options they have listed on those sites are still available. You’ll also want to confirm their lease rates………Ask if what they are quoting includes ALL operating expenses, electric, and janitorial. At the end of the day you want to know what your TOTAL monthly rent will be.
Craigslist is also a good site to check out for sublease listings or companies that have an extra office or two they want to lease out.
Consider driving around your desired office space location in Austin and call the numbers listed on the “For Lease” signs that are typically posted in front of the office buildings. They are typically pretty busy so expect a call back in a day or two.
