Overview
West of MoPac (Loop 1) along Highway 183, Northwest Austin puts you in a location to enjoy the natural beauty surrounding the city. Here you are not far from beautiful Lake Travis and still have a manageable drive to the most central parts of Austin.Several of Austin’s technology companies make their home here, which isn’t far from excellent neighborhoods like Vista West and Northwest Balcones. In addition, local Austin schools and parks make this location ideal for families. Since this is a great living location for Austinites, morning and evening rush hour commutes to and from downtown are often slow.Even amongst the beautiful Hill Country scenery of Northwest Austin, you are not far from great shopping and dining. At highways 183 and 360 is the Arboretum, an open-air center of popular retail shops. And not far down MoPac, you’ll find more shopping at the newly developed Domain.
Area Profile
Some of the larger companies that reside in Northwest Austin include Google, 3M, National Instruments, and Freescale. If you’re hoping to locate your office space in Northwest Austin, there are nearly 400 office buildings that provide 15 million SF of rental space. Leasing prices can range from $27 SF for class A space, $23 SF for class B, and $21 SF for class C.The area also provides sufficient retail space of 4.5 million SF among 250 buildings. Expect average leasing rates of $21 SF. There is also an exceptional amount of new Northwest Austin Retail Space  being developed.
At $7 SF, industrial leasing rates are just above the average price for the city of Austin. However, with about 50 buildings and nearly 4 million SF in space, Austin warehouse space is more limited for the area compared to the region just east of MoPac.

Right next to the famous Austin tradition The Oasis, construction has begun to add a wide range of new buildings in Northwest Austin. Currently, locals come here to enjoy great Tex-Mex and spectacular sunsets on Lake Travis, but soon, they will also find new spaces for living, shopping, and working.
Another perk to living and working in Northwest Austin is the proximity to Austin Country Club and Balcones County Club. Both offer 18-hole golf courses set amongst Austin’s rolling hills. However, housing prices in the area are higher with a median price of $238,000.
