How Long Does it Take to Find and Lease Office Space?

Too many Tenants underestimate the time it takes to find and lease office space.  Although it is possible to find a space and move in within 30 days it's difficult and not typically the case.  There are a lot of factors that have an effect on the speed at which you can locate and lease the right space for your business such as market conditions, the size space you need, occupancy and vacancy rates in each building, etc.  In general if you are leasing less than 10,000 sf you should start the process of searching for space at least 4-6 months before your ideal move in date or existing lease expiration.  If you need to lease more than that it's a good idea to start at least 6-12 months before your move in date.

Again it really depends on the size space you need and market conditions however below are a few minimum time requirements to follow:

1-2 Weeks Determine Your Office Space Needs
1-4 Weeks Search For and Find the Right Space
1-2 Weeks Request & Compare Proposals
1-4 Weeks Negotiate the Deal
1-4 Weeks Review & Negotiate Lease Contract
2-4 Weeks Finalize Tenant Improvement Plans (if needed)
2-12 Weeks  Do Tenant Improvements & Move in
9-32 Weeks Total Number of Weeks
